Regardless of the selections and features, the bare bones of the house will still equate to hundreds of thousands of dollars, before any finishes or finer details.
Let’s consider the foundation, block walls, framing, roof, and windows, otherwise known as the house’s shell. The material and labor required to reach this point is around $250,000. Once inside, the standard mechanicals (HVAC, electrical, and plumbing) are around or above $20,000 each, and the drywall contract is likely to exceed $20,000. Outside, the stucco is another $25,000.
At that stage, the house is technically “built,” but it certainly isn’t finished. The value, both perceived and actual, is shaped heavily by the next layer of decisions.
