Building a Beachside Custom House

DiPrima Construction recently completed a custom house beachside, and the final product is stunning. So, we’d like to take the opportunity to showcase the house by walking through the process and highlighting some of the unique design features of this particular house.

Building Beachside

Technically speaking, the house sits in Brevard County, between Melbourne’s beachside neighborhoods and Indialantic proper. As such, we went through Brevard for the permitting. However, we’re only a few streets away from Indialantic, which is a small beachside community in Brevard County. Part of a string of small barrier island towns, which includes Cocoa Beach, Satellite Beach, Indian Harbour Beach, and Melbourne Beach, Indialantic was incorporated some seventy-three years ago in 1952. The total population sits below four thousand people, making it significantly smaller than the mainland cities across the bridge, like Melbourne or Palm Bay. Needless to say, the easy-going culture of our beach communities, combined with their natural beauty, make them an attractive place to live.

DiPrima’s Background

DiPrima Construction started building in Brevard County in 1961, with the first house Joseph DiPrima built being in Indian Harbour Beach, about ten minutes north of this beachside house. DiPrima played a critical role in the development of communities like Satellite Beach, Indian Harbour, and parts of Indialantic, building hundreds of houses in those areas. Many of these houses DiPrima built fifty or sixty years ago are still standing and in good condition today. Nonetheless, as houses age and demand for new housing beachside persists, the value of the lot is sometimes worth more than the physical house itself. Consequently, we’re seeing more and more teardowns, with new houses being built.

Tearing Down and Rebuilding

So, that leads us to our lot. The lot, which is 0.52 acres, had a house on it at the time when DiPrima purchased it in May of 2022. The seller had made preparations to subdivide the land into three lots, for three smaller single family residences. As the lot is considerably sized for this area of the county, and near the beach, DiPrima saw the potential to instead build two moderate houses in its place. DiPrima held onto the lot for several months, when a buyer came along interested in building a single, larger custom house. The buyers sat down with a draftsman, drew up their ideal home, and we had our first set of plans dated June of 2023.

Construction of large custom houses will take significantly longer that of their smaller, more standard sized counterparts, like those we’re building in Laguna Village over in Melbourne. There are more intricacies with the scheduling, more material to be installed, and more man-hours involved. Custom houses often have more accents, finer trims, and require more attention to detail. Being so, construction took over a year to complete. We broke ground around November of 2023, and finished in January of 2025.

Exterior Design

The house is gorgeous and features elements of modern architecture. The exterior is relatively minimalistic, with clean and straight lines to appease the eye. There’s a flat roof above the front entry, sheltering a massive ten foot tall metal door, wrapped with brown composite siding. The dark frame of the windows, dark metal roof, and dark soffit stand out from the white paint on the exterior. Stone on the right side of the house adds texture and runs up the wall. From the street, the house is imposing, and stands out from the surrounding neighbors.

Interior Design

The grandeur continues on the inside. Walking through the front door, one first notices the openness. Just beyond the door, the foyer has a fourteen foot high ceiling, with twelve foot ceilings in the living and kitchen areas, hosting thirteen foot trays throughout. To the right is a fireplace, dressed with dark stone tile, and beyond that, ten foot tall sliding glass doors that wrap around the corner, providing a great view of the backyard and immense natural lighting. To the left, we have our kitchen, with tall beige-like cabinets, an island with a white quartz waterfall countertop, and a dark Herringbone backsplash accented with white grout. Gold light fixtures hang throughout the house, providing a contemporary and stylish pop to the interior.

The primary bathroom is a sight to behold as well. Two lighted mirrors are mounted on white wall tile, above dark cabinetry with a wooden texture. Across from the sinks, is a freestanding tub, sitting in front of a beautiful large-format tile featuring blue and purple geodes. A rainfall shower head sits within a glass enclosure, with two windows above.

Wrapping Up

Overall, the house sits close to four thousand square feet of living space. The house totals five bedrooms, four bathrooms, and features a three-car garage. There’s ample space in the yard for a future pool or other recreational activities. We owe it to the owners for their masterful floor plan design and interior selections.
