Our years of experience at DiPrima Custom Homes have spotlighted some important items to think about when considering building your new home. Pre-planning can take many of the headaches out of the process. Here a few things to consider.
1. Figure out how much home you can build.
Over the past few years, we’ve had quite a few cash buyers. For the majority who will be using a mortgage, however, the first step is getting pre-qualified. This is actually fairly easy and can often be done over the telephone. Contact a lender and provide them with some basic information they’ll need. When they’ve received information on your income, assets and debt, they can easily give you the price range of the home you’re qualified to build and can often suggest ways to improve your financial picture to afford more house . Before construction begins, it’s a best practice to have a final mortgage loan approval in hand. To do this you’ll need to complete the mortgage lender’s application and provide all the documentation they require. You can use any lender you like when working with DiPrima. But we have some seasoned lenders that we’ve had great experiences with in the past that we’ll be happy to tell you about if you need a place to start the process.
2. Select your custom home builder
Do your due diligence on which company to choose to build your homes. There are many choices so ask around. Check references and the recommendations of other homeowners, friends, locals and housing-related professionals who know the reputations of the area’s general contractors. DiPrima has been building exquisite homes in Brevard County for more than five decades, earning one of the finest reputations anywhere in the process, so we’ll be pleased if you ask about us.
3. Choose a great location
Where you build will affect your lifestyle, your travel time and your general happiness with the finished product. Consider access to major roads and convenience to shopping, recreation and schools. Through experience, we’ve made a practice of choosing neighborhoods that have great locations in the Melbourne area, places we’d choose to live ourselves. We’ll be happy to share the attributes of the places where we build.
4. Get comfortable with your budget
Knowing what your target number is and communicating it clearly to the builder can help you stay on budget. We’re able to quote a price for the homesite, the homes standard features and all the upgrades you can think of. If there’s sticker shock in that number, we can almost always recommend alternatives to help you hit your target price. There are so many great choices in the marketplace and as an expert builder we know how to give you the things that you really need while staying at the price you can afford.
5. Understand the construction period
How long will it take to build my homes? It’s a common question and the answer can be a bit of a mystery. The construction period is affected by the government permitting authorities, the builder, unknowns and you. The time to acquire a permit can vary by a factor of two or three depending on how heavy a workload the building department has at any given time. After permitting, the builder is mostly in control, but sometimes things like uncooperative weather, supply and labor shortages and other uncontrollables can add time to the process. You can positively affect the time it takes to build the home by heeding the builder’s advice in selecting the colors, finishes, floor coverings, appliances and such in a timely manner. Indecision and plan changes can add days, weeks or even months (and money) to the building process.
6. Build a home others would buy
It’s imperative to consider re-sale when building your home. No matter what we think and wish and hope, someday the time will come when your home will go back on the market. In comparison to other homes in the neighborhood, don’t build one twice as large as the others or overloaded with unusual features. At the same time don’t try to build the smallest, least expensive home there either. If the majority of buyers in the area want four bedrooms or a three-car garage, that three bedroom home with a two-car may be difficult to sell one day.
7. Plan to enjoy yourself
How often do you get to build a home? Not that often, so hopefully you can enjoy the experience of creating a new home and making it your own. Planning out the details in advance will help take off the pressure and allow you to do so. Stay engaged in the process. Think things through. Do you have a home to sell? Will you need temporary housing? Communicate well and often with you builder. Visit the site from time to time to see the progress. Take photos to share with friends and as mementos. And remember when the dust is flying, from the apparent chaos of the construction site a beautiful new finely-finished home will soon emerge. We know. DiPrima’s done it a couple of thousand times now.
